Property and land registry investigation is a structured method for identifying the real-world beneficial owners of real estate held through opaque corporate structures. Politically exposed persons, sanctioned individuals, and money laundering networks routinely acquire high-value property through offshore holding companies and nominee shareholders. Title registers, beneficial ownership databases, corporate filings, and cross-border registry tools are the primary sources. The method is applied to asset-tracing, sanctions enforcement journalism, and anti-corruption investigations.
The technique is most productive when a property title names a corporate entity rather than a natural person, when acquisition dates align with sanctions designation windows, or when a known PEP claims no beneficial interest in jurisdictions where they hold political influence. A single nominee director in a title register is inconclusive. The chain of ownership, corroborated across registries, sanctions lists, and leaked datasets, is not.
